Compared to Accessory Dwelling Units, Junior Accessory Dwelling Units, or JADUs are a relative novelty. New ADU and JADU regulations allow Californians to not only have an ADU in the backyard, but to also convert the garage or a portion of the existing house to a Junior Accessory Dwelling Unit (up to 500 square feet in size.)
These JADU units are also another tool that property owners can use to generate even more income on their existing properties. The new legislation has also made it easier and less restrictive for property owner to increase the number of rental units they can have on their properties. In California, you can potentially turn any single-family residence into a three unit income generating complex.
Although Junior ADU regulations are fairly new, and most building departments are still figuring out how they apply to zoning codes, if you’re interested in taking advantage of the opportunity to have multiple rental units on your property, please reach out to us and we will walk you through the process of converting a portion of your house to a Junior ADU.
