ADUs

Over the last three plus years Stu3Dio design has designed and permitted over 70 ADU projects for clients in Los Angeles, Burbank, Glendale, Pasadena, Glendora, Arcadia, and Altadena (Los Angeles county.) These Accessory Dwelling Units are a great way to build income generating  properties and increase the value of properties in California.

We have become experts at ADU regulations and have built excellent relationships with many of the building departments in Southern California. Starting in 2020, new ADU legislation in California has expanded the size of the Accessory Dwelling Units that are allowed to be built. New state regulations in regards to ADUs stipulate that cities are not allowed to limit the square footage of Accessory dwelling units to less than 800 square feet for one bedroom units, and even allow up to a 1,000 square feet for two bedroom units. Certain cities, like the City of Burbank and the City of Glendale, that limited the maximum size of ADUs to 500 square feet in the past, have no choice but to allow up to a 1,000 square feet for accessory dwelling units.

Another change that took place with the new Accessory Dwelling unit legislation for 2020 is the ability to build an ADU up to 800 square feet even if the property has maxed out its’ allowable square footage based on zoning regulations. For example, in the city of Los Angeles in most R-1 zone areas the maximum square footage you can build is 40% of the lot size. If your property has already reached that limit, the new state ADU legislation now mandates that an Accessory Dwelling Unit be allowed to be built up to 800 square feet in size.
